A Message from Board President Mike Duncan

Dear Valued Members,

The Summer season is right around the corner and we all remain optimistic that we can return to some normalcy as a club and community. We will continue to follow CDC guidelines and appreciate everyone’s support to keep all of our members and guests healthy and safe as we open the tennis courts, pool and outside amenities.

As I had committed to do in previous communications, my goal is to remain transparent with our finances so that our membership has line of sight into our expenses and plans for improvement. We are diligently working with Kerry, our General Manager, on prioritizing membership growth to increase revenue and manage our expenditures as best we can to benefit the club and the members. In response to the member survey, we recently have purchased new workout benches and a stair master to provide our members with a new and improved workout experience. We have also invested in an outdoor movie theater system equipped with a 200-foot inflatable screen and JBL speaker system to use for dive in movie nights and other planned events throughout the year for our members to enjoy. Thanks to a generous donation recently, we added a baby grand piano in our lounge room for our members to enjoy. We will be launching an upgraded Club member website that will allow for a more efficient event and facility registration user interface, a more secure member check in process when you visit the club, and ensuring better communication and information access for all.

The costs to repair and maintain the grounds of our aging facility, tennis courts, pool and building continue to stress our budget and finances. We have recently approved necessary expenditures below

  • $8,200 to clean and fill cracks in our tennis courts
  • $6,500 to replace our office equipment computers and alarm system
  • $9,800 to upgrade and replace our security cameras

There are other upcoming expenses that we have deemed as essential and will need to budget for and plan which include:

  • HVAC units- The club has 16 original units (8) furnaces and (8) AC units that have been maintained but will need to plan on replacing in phases over the course of the next couple years- $5500 per unit
  • Parking Lot and walking path repairs- $5,900
  • Miscellaneous Clubhouse wood and deck exterior repairs- $11,000
  • Pool bottom and Tennis court full resurfacing ~$150,000

While we continue to discuss new events and new additions such as a splash pad for the pool, upgrades to the volleyball courts and playground, due to the rising costs of labor and other maintenance expenses, these “nice to haves” will need to be prioritized behind the “must have repairs” for future consideration. In order to support my commitment to providing transparency to the club’s finances, we will communicate a treasurer’s report on a quarterly basis through our new secure website once that is up and running.

Look forward to seeing you all out at the clubhouse this summer.

Best regards,

Michael Duncan
